What Are Fascias, Soffits, and Why Do They Matter?
Fascias are the long boards that run along the lower edge of your roof, directly behind the gutter. Soffits are the horizontal boards that sit underneath the fascia, closing the gap between the wall and the roofline. Together, they protect the exposed ends of your roof rafters from weather, pests, and moisture.
Most properties built before 2000 in Stoke-on-Trent have timber fascias and soffits. Over time, timber absorbs moisture, swells, cracks, and rots — especially on north-facing elevations that receive less sunlight. Once rot sets in, it spreads to the rafter feet and can compromise the structural integrity of your roofline.
uPVC (unplasticised polyvinyl chloride) is a rigid, weatherproof plastic that does not rot, warp, crack, or need painting. Replacing timber with uPVC eliminates the annual maintenance cycle and gives your property a clean, fresh appearance that lasts decades.
We also replace guttering as part of our roofline service. Old cast-iron or deteriorated plastic guttering is removed and replaced with high-capacity uPVC systems that handle heavy rainfall without overflowing or sagging.
What Happens When Fascias and Soffits Are Neglected
Rafter ends rot. The primary function of fascias is to protect the exposed ends of your roof rafters. When fascia boards rot or fall away, rain saturates the rafter feet. Replacing structural rafters costs significantly more than replacing fascias — typically £150–£300 per rafter, plus the fascia work itself.
Pests enter the roof space. Gaps between rotting soffits and the wall provide easy access for birds, squirrels, wasps, and other pests to nest in your loft. Bird nests block ventilation, wasp nests create hazards, and squirrel damage to wiring is a fire risk.
Gutters fail. Fascia boards support your guttering. When fascias bow, soften, or pull away from the building, gutters sag, overflow, and eventually detach — directing rainwater down your walls, into foundations, and causing damp issues internally.
Paint never lasts. Many homeowners try to extend the life of timber fascias by repainting every 2–3 years. But paint only adheres to sound timber — once the surface is compromised, paint peels within months. After three or four repaint cycles, the accumulated cost often exceeds the price of uPVC replacement.
The most common mistake is replacing only the most visibly damaged section rather than the full roofline. Timber fascias tend to deteriorate at similar rates around the entire property. Replacing one elevation leaves the others to fail within 1–2 years — meaning two callouts, two lots of scaffolding, and higher overall cost.
How We Replace Your Fascias and Soffits
Free Roofline Inspection
We inspect your existing fascias, soffits, bargeboards, and guttering from ground and ladder level, noting all areas of rot, damage, or deterioration.
Detailed Quote
You receive an itemised quote covering all elevations, including the option to combine with a gutter replacement or re-roof for maximum value.
Old Timber Removal
We strip away all old timber fascias, soffits, and bargeboards, inspecting the rafter ends beneath. Any rotten rafter feet are repaired or reinforced before new boards go on.
uPVC Installation
New uPVC boards are cut to size and fixed securely. We use 9mm or 16mm soffit boards and 18mm fascia boards — thicker than many budget installers — for rigidity and longevity.
Guttering & Downpipes
New high-capacity guttering is fitted with correct fall angles for efficient drainage. Downpipes are routed neatly and connected to existing drains.
Cleanup & Handover
All old materials are removed, the area is swept clean, and you receive your written guarantee. The result is a crisp, maintenance-free roofline.

uPVC Roofline: Products, Colours & Applications
Fascia Board Options
We install 18mm UPVC fascia boards in a range of profiles — square edge, bullnose, and ogee. Available in white, black, anthracite grey, rosewood, and golden oak woodgrain finishes. The most popular choice across Stoke-on-Trent is white with a square-edge profile for a clean, modern look, though anthracite grey is increasingly popular on contemporary builds.
Soffit Board Options
We use 9mm solid soffit boards as standard, with ventilated soffits available where increased roof space airflow is required. Vented soffits incorporate a continuous ventilation strip that complies with Building Regulations for roof ventilation without the need for individual soffit vents.
Bargeboards & Cladding
Bargeboards — the boards running along the gable edge of your roof — are replaced alongside fascias and soffits for a consistent finish. We also install decorative bargeboard trims and cladding panels where a more detailed finish is required.
Guttering Systems
We install half-round, square-line, and deep-flow gutter profiles in uPVC. For properties in exposed positions or with large roof areas, we recommend deep-flow guttering which handles up to 30% more water than standard half-round systems. All guttering is colour-matched to your fascia choice.
Combining with a Re-Roof
If you are also having a new roof installed, replacing fascias and soffits at the same time is significantly more cost-effective. Scaffolding is already in place, and the roofline work can be completed as part of the same project — saving you a separate callout, scaffold hire, and labour costs.
